Washington Terrace is populated with around 9000 residents based on the 2010 Census and the home for 4 public schools, Bonneville High School, TH Bell Jr High School, Roosevelt Elementary, and Washington Terrace Elementary.

Washington Terrace was originally built as military housing around World War II, and was planned to be torn down but through private investments and federal funding it was converted to single family living and expanded.

The city over looks Riverdale City and is about 2 miles from many major stores like Target, Home, and Home Depot.  There are restaurants to enjoy from fast food like Wendy's and Arby's to steakhouses like Ruby River and Longhorn.

It is also within 5 miles of the developing down town Ogden.  There are many places to eat like Roosters with its home brewed beer and Tona Sushi and Bar with its local fresh produce, you will want to go back day after day to try the many restaurants available when you visit Ogden.

Washington Terrace is filled with parks through out the city including Rhomer Park, which has 3 baseball diamonds, 2 multiples use fields, a kids playground, horseshoe pits and more.

There are two major hospitals Ogden Regional Medical Center (MountainStar) being about 1 miles and McKay Dee Hospital (IHC) being about 3 miles from Washington Terrace. There are also many small clinics in between.

Short Sale Houses Washington Terrace

If you are considering the short sale houses in Washington Terrace, you will want to be properly informed about all that it encompasses. Before you get all excited over the prospect of buying this type of house, pick up the phone and call me, so I can start researching it before you get too emotionally invested.

When a homeowner ends up in a situation where they owe more on a home than it’s currently worth, and making the mortgage payments is no longer an option, it’s time to make a decision. These can take two to four months, on average to close and pending sales will become the comparable sales at closing. If you're not prepared to pay above a superficial price on a low short-sale listing, then pass.

When you are interested in the short sale houses in Washington Terrace, be prepared to have your patience tested. It can be a rather extensive process.

Before you can purchase the property, the seller has to prove legitimate financial hardship and negotiate a deal with the bank. This is to try to prevent foreclosure procedures from occurring and getting everyone the best price possible. Once you have found a property that you’re interested in, it’s a good idea to have a title officer do a title search in order to find out how many liens there are on the property.

Struggling homeowners may have multiple liens, and the more lien holders there are, the more difficult it will be to close the deal. Call me today when you are ready to get started.
